The one building system nobody services
Every other major system in a building is on a schedule. Boilers get serviced annually. Elevators are inspected on a legal cycle. Fire suppression is tested, HVAC filters are changed, and nobody argues about any of it. The roof — the assembly protecting every other asset in the building — is almost universally left alone until water reaches a ceiling.
The reason is not stupidity, it is visibility. Nobody goes up there. A roof gives no dashboard, makes no noise and produces no monthly bill. It ages silently for years and then presents its condition all at once, usually during weather, usually as an interior problem, and usually at the point where the cheap intervention window has closed.
A maintenance plan is simply the decision to look on a schedule rather than on an emergency. That is the entire idea, and its returns are disproportionate to how unglamorous it sounds.
The arithmetic
The failures that end roofs early are almost never dramatic. They are a sealant joint that opened, a pipe boot that cracked, a drain strainer full of leaves, a nail that backed out, a section of coping whose joint separated. Each of these is a trivial repair on the day it appears. Each of them, left for four years, becomes wet insulation, rotted deck and a re-roof.

There is a second, less obvious return. A roof with a documented service history is a materially easier asset to sell, finance and insure. It also keeps the manufacturer's warranty defensible, because most manufacturers can deny a claim on grounds of neglect, and a service record is what answers that.
What is on a scheduled visit
The visit is a defined route, not a wander. The specifics differ between a steep-slope residential roof and a low-slope commercial one, but the structure is the same: survey, service the small items on the spot, document everything, report what needs a decision.
Steep-slope residential
- Covering condition by slope: granule loss, curling, cracking, lifted or missing pieces, and any change since the last visit.
- All flashing points — chimney, sidewalls, valleys, skylights, dormers — checked for separation and fastener condition.
- Pipe boots and vent penetrations, which have the shortest life of anything on the roof and are the most common leak source.
- Ridge and exhaust vents, plus soffit intake checked from inside for insulation blockage.
- Gutters and downspouts cleared, and fascia and drip edge inspected.
- Attic inspection where accessible: sheathing staining, daylight, moisture at the underside of the deck, insulation condition.
Low-slope commercial
- All drains and scuppers cleared, strainers confirmed present and intact, overflow paths verified as open.
- Full field survey for punctures, blisters, seam separation and any evidence of standing water.
- Every curb, penetration and equipment support checked at the base flashing, with termination bars and sealant assessed.
- Parapets, coping joints and through-wall flashing, which cause a disproportionate share of leaks blamed on the roof field.
- Evidence of other trades: new penetrations, abandoned equipment, cut membrane, foot traffic damage on the service path.
- Photographic record keyed to a roof plan, so change is tracked by location over time rather than described from memory.
How the plans are structured
Frequency follows the roof rather than a sales tier. Most residential roofs are well served by one visit a year plus an additional look after any significant weather. Most commercial low-slope roofs want two, timed for autumn after leaf fall and spring after the freeze cycle. Buildings with dense rooftop equipment, heavy service traffic, kitchen exhaust or a high tree canopy justify more.
Each plan fixes four things in writing: the visit schedule, the defined inspection route, the minor repairs included within the visit rather than billed separately, and the reporting you receive afterward. Work beyond that threshold is quoted with photographs before anyone proceeds, so there is no open-ended authorisation.

When maintenance stops being the answer
A maintenance plan is not a way to defer a replacement indefinitely, and selling one on that basis would be dishonest. There is a point where continued spending on an assembly stops returning value:
- Wet insulation across a significant area. Once moisture is in the assembly on a low-slope roof, surface repairs seal it in. The thermal performance is already gone and the deck is on a clock.
- Deteriorated decking. No covering performs on a substrate that will not hold a fastener.
- Widespread rather than localised failure. Cracking across every slope, or seam separation throughout the field, is end of life rather than a repair list.
- Repair spending approaching replacement value. When the annual repair line starts looking like a meaningful fraction of a new roof, the maintenance program has become a way of paying for a roof you do not have.
The most valuable thing a plan produces is the record. A single inspection tells you the roof's condition today. Six years of photographs keyed to the same roof plan tells you the rate of change, and the rate is what lets you budget a replacement two years out instead of discovering it during a storm. That is the difference between a capital plan and an emergency.
